The situation
A personal referral that grew into a run of Shelby work. This one: open Shelby American's new Las Vegas facility on a fixed date, in a state where Tellus held no contractor's license.
A hard opening date, a build-out rather than new structure, trades Tellus knew from the California work, and no time to onboard a general contractor who did not.
Someone on the owner's side to buy out the trades, hold the schedule and the cost, and carry the city, without paying a general contractor's layer for coordination Tellus already did.
Run it owner-held: Shelby contracted each trade directly, Tellus was owner's rep and construction manager, and Shelby took on, up front, the risks a general contractor would have carried.
The facility opened on schedule in March 2015, and Tellus's own press release the next year put the saving against the general contractor path at upwards of $300,000.
